The primary role of the General Maintenance Technician is to perform corrective maintenance on equipment and systems. In addition, assist with work assignments and ensures work assignments are completed properly and on time. Assists with keeping hospital systems operating effectively and keeping engineering logs up-to-date, specifically on the following systems; water distribution, BAS controls, bed operation and repair, emergency electrical system, pump operation, air handler units and sanitary drain system.
1. Performs repair and maintenance of interior and exterior structures and non-clinical equipment and systems.
Repairs or replaces defective parts using appropriate hand and power tools.
Makes repairs in accordance with operational manuals and OEM specifications.
Recognizes and diagnoses problems utilizing appropriate diagnostic equipment.
Monitors gauges, charts, readings, temperatures and other status indicators to determine proper operation of equipment and machinery.
Observes mechanical equipment in operation and listens for abnormal sounds which may indicate failure or malfunction.
2. Performs preventive maintenance on assigned equipment and in assigned areas.
Plans and coordinates monthly preventative maintenance work orders ensuring all PM’s are completed by the appropriate deadline.
Performs assigned tasks as outlined on the PM form.
Provides PM status updates to Manager by the 23rd of each month.
Completes PM documentation at the time of completion and submits to the service center.
Performs plant safety inspections.
3. Maintains assigned tools and equipment according to departmental policy and procedure.
Uses tools correctly and safely.
Operates all tools and equipment in accordance with manufacturers operating procedures.
Inspects all tools for defects prior to each use.
Maintains parts inventory.
4. Maintains all assigned areas in a safe, clean and orderly condition.
Cleans work area when completed with assignment.
Keeps all mechanical rooms and closets free of debris and clutter.
Inspects behind vendors and contractors to maintain department ad hospital standards.
Keeps all shops clean and orderly.
5. Contributes to the safe operation of the department.
Follows safety procedures during all assignments.
Posts appropriate signage when needed.
Wears appropriate PPE at all times.
Reviews and updates MSDS log book.
Reports all hazardous conditions immediately.
6. Responsible for the coordination of all work with PNH supervision to minimize disruption to patients and staff.
Schedules all work with appropriate PNH supervision/staff to prevent disruptions to patient care or hospital operations.
Updates PNH supervision/staff during repair and maintenance with time requirements and other patient information.
While working in an occupied room, utilizes AIDET.
Provides proper documentation as required.
KNOWLEDGE, SKILLS, ABILITIES
Knowledge of Life Safety codes in addition to regulatory codes and regulations.
Superior working knowledge of HVAC, mechanical, electrical and plumbing systems.
Ability to operate all mechanical and hand tools associated with the work.
Must be able to read and comprehend blueprints and schematics.
Must be able to diagnose problems and make needed repairs.
Must be able to work independently and resolve problems.
Position requires taking call and shift rotation.
MINIMUM EDUCATION REQUIRED:
High School diploma or equivalent.
MINIMUM EXPERIENCE REQUIRED: Three (3) or more years of experience in mechanical, heating and air conditioning, electrical or plumbing systems. Healthcare experience preferred. Experience in the operation and repair of pneumatic tube systems. Experience in the operation of Building Automation systems. Experience in hospital bed operation and repair.
MINIMUM LICENSURE/CERTIFICATION REQUIRED BY LAW: ***Must have a valid State of Georgia driver’s license and meet Piedmont Healthcare Vehicle Safety Program Policy 3500 criteria. (MVR will be conducted)
Technical School training or apprenticeship program or military training in building maintenance, heating and air conditioning, electrical or plumbing is preferred.
